Reservation and Payment
Once a room reservation has been confirmed in written, it is binding. The full amount of accommodation costs is payable in advance. Bookings for the Baselworld and ArtBasel period are payable within 14 days after receiving the confirmation, all other reservations are payable by 14 days before arrival at the latest. Payments are to be made by way of transfers into the following UBS bank account. (We are currently unable to accept credit card payments.)

Payments for reservations at short notice are due immediately, and if required, made directly to host family upon arrival. If a reservation is not paid for within the period agreed, the reservation is void and the accommodation can be made available to other guests.
Cancellation
For cancelling a reservation, a one-time handling fee of CHF 60,00 is required. In addition, the following cancellation fees apply:
During all Trade Fairs
Cancellation within 60 - 30 days before arrival: 30%.
Within 30 - 8 days before arrival: 80%.
Within 7 - No show: 100% of amount paid will be retained.
Other Periods
21-15 days before arrival: 10%.
14-8 days before arrival: 20%.
7-1 days before arrival: 30%.
No show: 100% of amount paid will be retained.
The dates relevant to calculate the terms respected are the dates of reception of the cancellation note. If a note arrives on a weekend or on a bank holiday, the following business day is considered the date of reception.
Changes of Arrangement
Vacancy Rooms reserves the right to substitute the booked accommodation with one of equal category, should the necessity arise. Differences in rate will be refunded, in the case where the substitute costs less. If the substitute of equal category is of a higher rate, Vacancy Rooms bears the difference in price.
Extensions And Early Departure
We cannot grant any refunds for early departures. If you wish to extend your stay, please let Vacancy Rooms know immediately. If the accommodation is not booked for the time desired, an extension is possible. Payment is made directly to the host family.
Check-In
Check-In times are agreed upon individually between guest and host. We advise you to contact the host family well in advance to fix a time.
Check-Out
Accommodations have to be vacated by 10 a.m. on day of departure.
Complaints, Responsibility, Damages, Visitors
We ask for complaints to be made to Vacancy Rooms in written immediately.
Vacancy Rooms does not assume any responsibility for lost property.
Any damage caused to the accommodation or to its facilities must be reported to the host family and is also to be reimbursed to the owners.
Visitors may only be received upon agreement with the host family.
Applicable Law and Place of Jurisdiction
The place of jurisdiction is the Canton of Basel-Land and all contracts with Vacancy Rooms are subject to Swiss law.
